One piece of common property investment advice is to try to appeal to the types of tenants you want. At the same time, it can be even more lucrative to appeal to the types of tenants who are currently scooping up real estate.

With that in mind, now might be the time for Kiwi property owners to start making their homes more attractive to Chinese buyers and renters.

According to Ray White Real Estate, New Zealand is in for much more interest from wealthy Chinese buyers seeking out both residential and commercial property.

"With much of the western world closing its doors or making it harder to immigrate, New Zealand is quickly becoming a preferred destination for China's wealthy, and we believe that we have only just begun to experience the tip of this very large iceberg," Ray White Analyst Brendan Keenan told stuff.co.nz for a July 21 article.

If you're hoping to appeal to this demographic with residential investment property in Auckland, Hamilton or anywhere in between, it can pay to know what these consumers are looking for.

Besides obvious factors, such as proximity to sought after amenities and property located near good schools, you may want to think outside the box a bit.

For instance, many Chinese home buyers and renters may be drawn to a property that is arranged with feng shui principles in mind. This means taking the time to arrange furniture in a certain way, as well as undertaking some renovations if it can boost your chances of a lucrative sale.

Additionally, a recent survey from Sotheby's International Realty found that homes that are geared to appreciate in value are an essential factor for wealthy Chinese home buyers. Keep this in mind when choosing the location of your residential property investment.
